As spring arrives, our team turns its attention to one of the most visible parts of our community: landscaping. Beautiful grounds do not happen by chance. They come from thoughtful planning, seasonal preparation, and steady attention to detail.
After winter, I take a proactive approach to refreshing our outdoor spaces. My goal is to keep them visually appealing, safe, and enjoyable for residents. As the Plant Operations Director at Vitalia Stow, I focus on the steps that help our community look its best each spring.
Each year, our team meets to review the previous year’s successes and challenges. During these discussions, we identify projects we postponed due to time or budget limits. We then prioritize those projects alongside new initiatives for the upcoming year.
We evaluate and rank each project based on urgency, impact, and available resources.
When prioritizing projects, we consider several key factors:
Is the project a necessity or an enhancement?
Does it impact quality of life within the community?
How many residents will it affect?
Will it impact staff operations?
Do we have enough staffing to complete the work professionally and efficiently?
Recently, the maintenance team completed several important projects. These included fence repairs, roof evaluations, and assessments of the building’s exterior appearance. We are also obtaining estimates for larger repairs that require equipment or resources beyond our in-house capabilities.

In preparation for warmer months, we completed extensive cleanup throughout the outdoor spaces. This included the ponds, courtyards, putting green, bocce ball court, and outdoor furniture.
These improvements help create a more welcoming atmosphere for residents and visitors. They also encourage residents to feel proud of their surroundings and community.
To stay organized and accountable, we track nearly all projects and maintenance requests through the TELS app. This system helps prevent tasks from getting overlooked during day-to-day operations. It also allows us to monitor labor hours and project timelines for future planning.
Each spring, we encounter recurring seasonal issues from winter weather. One common concern is concrete shifting due to freezing and thawing cycles. In many cases, we place safety cones around affected areas until the concrete settles back into place naturally.
Other issues, such as potholes in pavement areas, require more extensive repairs. These concerns often require significant time and labor. That can affect other priorities, such as resident work orders, apartment turns, first impressions, and daily operations.
Because of that, we carefully evaluate each repair. We determine whether our team can manage the work in-house or if we need outside contractors.
Through ongoing planning, prioritization, and teamwork, we continue working to maintain a safe, attractive, and welcoming environment for everyone in the community.
It is easy to see the finished product, but real success comes from teamwork. Coordination, accountability, and pride help bring each project together. These efforts ensure Vitalia Stow continues to meet the standards residents expect while setting the tone for the months ahead.
